The South Lake Tahoe Real Estate market ended the year with a slight increase in the median sales price according to the South Lake Tahoe MLS. The median sales price for single family homes in the city/county areas edged upwards from $469,900 in November to $474,450 in
December.
There are currently 257 single family and condo/townhouses listed on the South Tahoe MLS which is down from 266 in November and up from 215 in December, 2017. Out of the current listings there are 46 properties that are pending and 211 that are active. In November there were 53 pending sales and there were 59 pending sales in December, 2017.
The 46 escrows represent 17.9% of the total inventory in escrow. Below is a breakdown by price range of the current 46 properties in South Lake Tahoe that are in escrow.
- Under $200,000- 1 2.2%
- $201,000 to $300,000- 4 10.9%
- $301,000 to $400,000- 5 21.7%
- $401,000 to $500,000- 10
- $501,000 to $600,000- 3
- $601,000 to $700,000- 11
- $701,000 to $800,000- 6
- $801,000 to $999,000- 1
- Over $1 Million- 5
There are currently 23 single family homes listed on the South Tahoe MLS in the Tahoe Keys area and 3 of the homes are in escrow. There are only 9 Tahoe Keys Townhouses that are listed and one of the townhouses is in escrow. I have a stunning new construction listing in the Tahoe Keys that will be coming on the market in the next few months located at 2170 Inverness. This home is close to 4000 square feet and will have 5 bedrooms, 5.5 bathrooms, and a 3 car garage on a double lot with 120 feet of water frontage. Stay tuned for more details!
